What makes The Hemingway different from the other estates?
The Hemingway is the most social of the three — built around the cocktail bar and the Captain's Lookout Library. It is the only Three Authors estate with a full dedicated cocktail bar, and the only one where every single bedroom (all 14) is en-suite. Five of those are spa whirlpool suites.
How many guests can The Hemingway host?
32 guests sleep on-site across 14 en-suite bedrooms. Event capacity for daytime and evening events (with day guests beyond the overnight count) is 80 depending on format. For larger events, pair with The Fitzgerald (62 guests), Mark Twain (72 guests), or book the full Three Authors compound (102 guests).
Is the cocktail bar actually functional?
Yes — it is a full operational bar with brass tap, glassware, ice, and seating for ten. Bring your own bartender, or our concierge coordinates licensed bartenders, signature cocktail menus, and bar setup. Stocking the bar is part of standard pre-arrival services.
What is the Captain's Lookout Library?
A top-floor library with 360-degree Atlantic views — bookshelves, a long table for ten, leather seating, and floor-to-ceiling windows on all four sides. Used as a boardroom for offsites, a reading nook for the early risers, a backup ceremony space, and the quiet room when 32 guests need a refuge.
Are all the bedrooms really en-suite?
Yes — every one of the 14 bedrooms has its own private bathroom. Five of them are spa whirlpool suites (two-person whirlpool plus separate shower). This is the only Three Authors estate where you do not share a bathroom with another bedroom.
Are there venue fees?
No venue fee — ever. You pay the estate rental rate and everything is included: the bar, the library, the cinema, the 5 whirlpool suites, the pool, the hot tub, the elevator. Bring any caterer, photographer, DJ, florist, or planner you choose.
What are check-in and check-out times?
Check-in: 4:00 PM via smart lock. Check-out: 10:00 AM. Three-night minimum stay. A property concierge is available throughout your stay by text or call.
How far in advance should we book?
For peak season (June-August), book 6-12 months in advance. The Hemingway is popular for graduation weekends, corporate retreats, and 50th-style milestones — June and September Saturdays fill 9+ months ahead.
