The case for OBX

Fifteen reasons it's unlike anywhere else.

Once you understand what the Outer Banks actually is, the only question is why you haven't booked yet.

01

Wild horses on the beach

Corolla's Colonial Spanish Mustangs — here since the 1500s — roam freely on this stretch of sand. Watch them from your deck at sunrise. Nowhere else on the East Coast does this happen.

02

Exclusive 4×4 beach access

Our estates sit 2.5 miles past the end of pavement, reachable only by 4WD. No parking lots, no day-trippers — the requirement is what keeps this beach genuinely wild.

03

Private estate living

The Mark Twain, the Hemingway, the Fitzgerald — 46 bedrooms across 11 oceanfront acres. No hotel lobby, no shared pool, no strangers. Your whole group, your private beach.

04

100+ miles of pristine beach

A 100-mile barrier-island chain with some of the least-developed, most beautiful shoreline on the East Coast. Corolla's northern end stays especially unspoiled.

05

Sunrise over the Atlantic

The OBX faces due east — you watch the sun rise straight out of the ocean from your bed, your deck, or the beach boardwalk. It never gets old.

06

World-class fishing

Surf, pier, inshore, offshore and blue-marlin charters from one of the richest stretches of Atlantic coast. Tight lines are nearly guaranteed.

07

Historic significance

The first powered flight at Kill Devil Hills, the Lost Colony of Roanoke, and Cape Hatteras — the tallest lighthouse in America. Genuine history layered into every visit.

08

Fresh local seafood

Shrimp pulled that morning, blue crab from the sound, fresh mahi. Restaurants and private chefs cook what came off the boat that day — the difference is immediate.

09

Best kite flying in the world

Jockey's Ridge — America's tallest natural dune — and steady coastal winds make the OBX a world-renowned kiteboarding and hang-gliding destination.

10

Stargazing without light pollution

The northern 4×4 zone is one of the darkest sky corridors on the Eastern Seaboard. On a clear night, the Milky Way is visible to the naked eye.

11

Dolphins & sea turtles

Atlantic bottlenose dolphins are a near-daily sight from the decks; loggerhead turtles nest each summer — and a night-time hatch is unforgettable.

12

Kayaking the Currituck Sound

The protected sound on Corolla's west side offers flat-water paddling through marshes and channels alive with herons, ospreys and otters.

13

Watersports for every level

Surf lessons for beginners, Hatteras kiteboarding for experts, plus paddleboarding, parasailing, jet skis and charters. The Atlantic and the Sound do it all.

14

Local food & craft beer culture

Craft breweries, farm-to-table kitchens, raw bars and local distilleries. The absence of chain restaurants is a feature here, not a limitation.

15

The perfect venue for every occasion

Over 3,000 weddings a year, plus the fastest-growing corporate-retreat and graduation scene on the coast — private space and an unmatched vendor network.

Reason №1 above all others

The wild horses of Corolla.

Descendants of horses that arrived on Spanish ships, left to roam free on the barrier islands for 500 years — the last wild herd on the East Coast. They aren't in a pen or on a tour loop. They simply live here, and walk past your estate whenever they please.

  • Sightings from the pool deck and boardwalk happen almost daily
  • Guided 4×4 tours get you closer than you'd believe possible
  • State law requires keeping 50 feet from the herd
  • Best viewing at dawn and dusk, near the waterline

What guests say

They all said the same thing.

"We're coming back next year." Every time.

★★★★★

"We've done Myrtle, the Jersey Shore, Cape Cod. None come close. Wild horses walked past our pool deck on the first morning. I didn't know places like this existed."

The Ramirez FamilyFamily Reunion · Summer 2024
★★★★★

"I want to live here. 38 of us on a private oceanfront campus with three pools and wild horses on the beach. My company has done offsites worldwide — this was the best."

Priya N., CEOCorporate Retreat · May 2024
★★★★★

"We started with one estate. Six months later we booked all three for my daughter's wedding. The setting sells itself — but the team actually cares. Same-hour callbacks, every time."

Common questions

Before you book.

Every season has a compelling case. Summer (June–August) is peak — warm water, full activities, but books 6+ months out. Fall (September–November) offers perfect weather with fewer crowds and is the local favourite. Spring has the best rates and a peaceful atmosphere. Winter is dramatic, cozy and deeply affordable. There is no wrong time — only different versions of extraordinary.

Washington DC is about 5 hours, Philadelphia and New York 6–7, Charlotte 5, Richmond 4. Norfolk International is roughly 1.5 hours away — the closest major airport. The final approach over the Wright Memorial Bridge is genuinely part of the experience.

Yes — AWD or 4WD with at least 7.5 inches of ground clearance. If your group doesn't have qualifying vehicles, we offer a Ford Expedition King Ranch MAX rental ($999) and shuttle service from satellite parking. We've never had a group who couldn't reach us — see our 4×4 Access page for details.

Every guest asks before arriving, and every guest comes back saying it exceeded expectations. These are genuine wild horses — not an attraction or a managed herd in an enclosure. They live on this beach and walk past your estate; sightings from the pool decks happen almost daily. It's one of the most moving natural experiences on the Eastern Seaboard.

Peak season (June–August) requires a 7-night minimum; shoulder and low season require 3 nights. We don't offer single-night stays. The minimum ensures your group actually settles in — guests who stay longer consistently leave better reviews and rebook more often.

For summer dates, 6–12 months is standard; peak weeks like July 4th book 12+ months out. Shoulder season (May, September–October) is more flexible at 3–6 months. We recommend calling us directly — we can advise on current availability and often find options not visible online.
