What is included in the estate rental price?
The rental price covers exclusive use of the entire estate for your stay — all bedrooms, common areas, decks, outdoor spaces, and private beach access. A dedicated event coordinator is also included. Catering, florals, photography, and other vendors are separate and arranged through your team or our vendor network.
How many guests can we have at the wedding?
For ceremony and reception events, each estate can accommodate up to 150–200 attendees. On-site sleeping accommodations range from 28+ (Fitzgerald/Hemingway) to 36+ (Mark Twain). If you book all three estates, you can host 90+ guests on-site with capacity for a 300+ person event.
Can we book for a full week, not just a weekend?
Absolutely. Many couples book 5–7 nights to host a full wedding week — welcome drinks on Thursday, rehearsal dinner Friday, wedding Saturday, and brunch on Sunday. Nightly rates apply for additional nights. Contact us for a week-long package quote.
What is the booking and payment process?
We use OwnerRez for secure online bookings. A deposit (typically 25–50% of the rental fee) is required to hold your date. The remaining balance is due 60 days before arrival. A refundable security deposit is collected separately and returned after your stay upon inspection.
Do you allow outside caterers and vendors?
Yes. You're welcome to bring any licensed and insured vendors. We also have a curated vendor network of local photographers, caterers, florists, officiants, and DJs if you'd like recommendations from partners we trust.
What is your cancellation policy?
Cancellations made 90+ days before arrival receive a full refund minus a processing fee. Cancellations 60–89 days prior receive a 50% refund. Cancellations within 60 days are non-refundable. We strongly recommend wedding travel insurance. Full details are provided in your rental agreement.
Is a wedding permit required on the beach?
For ceremonies on the beach in the Outer Banks, a permit may be required depending on the size and location. Our event coordinator will guide you through the permit process and ensure everything is properly arranged well before your date.
