Before You Book
As early as possible — ideally 6–12 months in advance. Graduation season (May–July) is our most competitive booking window. Families and friend groups often reserve their graduation weekend dates starting in January. For a May or June date, we recommend reaching out no later than February.
There is no minimum guest count — you book the whole estate regardless. Minimum stay is 3 nights. Individual estates sleep 30–40 guests; all three together sleep 102+. You pay for the estate, not per person, which often makes the per-person cost surprisingly reasonable.
Yes — AWD or 4WD is required. The estates sit 2.2 miles past the end of pavement in Corolla's exclusive off-road beach zone. Deflate tires to 20 PSI at the access point. Most modern SUVs handle this easily. For large groups arriving without 4×4 vehicles, we can recommend local shuttle services.
Absolutely — our estates are fully open to outside caterers, private chefs, and your own food and drinks. No exclusivity fees. We have a trusted vendor network including private chefs and caterers who know the properties well, but you're welcome to bring whoever you'd like.
You book the entire estate — not individual rooms. For a group of 30–40 people, a 3-night stay typically works out to $400–$600 per person. Compare that to a hotel block (rooms, meals, transportation, venue fee) and LuxStay is often more affordable while being incomparably better.
The wild Colonial Spanish Mustangs roam freely on this stretch of beach — we can't guarantee a sighting, but they are frequently spotted, especially at dawn and dusk. Guided wild horse tours are also available as a guaranteed experience through our trusted tour partners.
All three pools are available seasonally (approximately April–October). Pool heating is included in July and August. For other months, optional pool heating is available for $750/week. If your graduation falls in May or June, ask about pool heating when you inquire.
