Within two hours during operating hours (Mon–Fri 8am–10pm ET, Sat 9am–9pm ET, Sun 10am–8pm ET). Inquiries sent overnight get a reply first thing in the morning. For anything urgent — especially a near-term check-in — call us at 304-902-6504.

Yes. Peak season (June–August) at our OBX estates requires a 7-night minimum; shoulder and low season require 3 nights. Las Vegas, Snowshoe, Smokies, and Houston vary by property and season. Send your dates and we'll confirm the exact requirement.

As a guide: The Mark Twain (18BR, 40 guests) anchors large events with its event floor and baby grand; The Hemingway (14BR, 32 guests) suits a cocktail-bar, home-theater feel; The Fitzgerald (14BR, 30 guests) is the most refined, ideal for weddings. All three together — The Three Authors — sleep 102+ on a private 46BR campus.

Yes — tours can be arranged for serious inquiries, particularly weddings and large events. Contact us to schedule. We also have full video walkthroughs and can arrange a virtual tour by video call if you're planning from out of town.

Absolutely. We work regularly with professional event planners and coordinators, and we're happy to work alongside yours. We also keep a curated vendor network — photographers, caterers, florists, private chefs, AV — available through our concierge team.
