Every season has a compelling case. Summer (June–August) is peak season — warm water, full activities, but books 6+ months out. Fall (September–November) offers perfect weather with fewer crowds and is the local favorite. Spring has the best rates and a peaceful, intimate atmosphere. Washington DC is approximately 5 hours. Philadelphia and New York are 6–7 hours. Charlotte is 5 hours. Richmond is 4 hours. Norfolk International Airport is about 1.5 hours to our estates — the closest major airport. The drive itself, especially the final approach over the Wright Memorial Bridge into the OBX, is genuinely part of the experience.
Yes — AWD or 4WD with at least 7.5 inches of ground clearance is required. If your group doesn't have qualifying vehicles, we offer a Ford Expedition King Ranch MAX rental ($999) and shuttle service from satellite parking. Peak season (June–August) requires a 7-night minimum. Shoulder and low season require a 3-night minimum. We do not offer single-night stays. The 3-night minimum ensures your group actually settles in and experiences everything the OBX has to offer — guests who stay longer consistently leave better reviews and rebook more frequently.
For summer dates, 6–12 months is standard. Peak weeks like July 4th book 12+ months in advance. Shoulder season (May, September–October) typically has more flexibility at 3–6 months.
