The Colonial Spanish Mustangs of Corolla are the last wild horse herd on the East Coast. They are not in a pen. They are not on a tour loop. They simply live here, on this beach, and they walk past your estate whenever they please.

Sightings from our estates happen almost daily — from the pool deck, the beach boardwalk, and sometimes from inside the house. A guided 4×4 tour is available as an add-on and gets you closer than you'd believe possible.

Before You Book

When is the best time to visit the Outer Banks?+

Every season has a compelling case. Summer (June–August) is peak season — warm water, full activities, but books 6+ months out. Fall (September–November) offers perfect weather with fewer crowds and is the local favorite. Spring has the best rates and a peaceful, intimate atmosphere. Winter is dramatic, cozy, and deeply affordable. There is no wrong time to visit — only different versions of extraordinary.

How far is the Outer Banks from major cities?+

Washington DC is approximately 5 hours. Philadelphia and New York are 6–7 hours. Charlotte is 5 hours. Richmond is 4 hours. Norfolk International Airport is about 1.5 hours to our estates — the closest major airport. The drive itself, especially the final approach over the Wright Memorial Bridge into the OBX, is genuinely part of the experience.

Do I need a 4WD vehicle to reach your estates?+

Yes — AWD or 4WD with at least 7.5 inches of ground clearance is required. If your group doesn't have qualifying vehicles, we offer a Ford Expedition King Ranch MAX rental ($999) and shuttle service from satellite parking. We've never had a group who couldn't reach us — visit our 4×4 Access page for complete details.

Are the wild horses really that impressive?+

Every single guest asks some version of this before they arrive. And every single guest comes back saying it was more extraordinary than they expected. These are genuine wild horses — not a tourist attraction, not a managed herd in an enclosure. They live on this beach. They walk past your estate. Sightings from our pool decks happen almost daily. It is one of the most genuinely moving natural experiences available on the Eastern Seaboard.

What's the minimum stay at your OBX estates?+

Peak season (June–August) requires a 7-night minimum. Shoulder and low season require a 3-night minimum. We do not offer single-night stays. The 3-night minimum ensures your group actually settles in and experiences everything the OBX has to offer — guests who stay longer consistently leave better reviews and rebook more frequently.

How far in advance should I book?+

For summer dates, 6–12 months is standard. Peak weeks like July 4th book 12+ months in advance. Shoulder season (May, September–October) typically has more flexibility at 3–6 months. We strongly recommend calling us directly — we can advise on current availability and often find options that aren't immediately visible online.
